What are some lenders with the lowest mortgage rates for Colorado?

I am looking for a FHA 30 fixed loan and want some lenders with the lowest rates. It is usually around 6% but if you have a lender that can offer lower I want to know. Please only Colorado lenders because each state has different laws.

Hi all,
About a year ago, I bought a house that was foreclosed on, when thru my local bank and got a loan. The other day I got a letter from my bank saying that my mortgage payment would be going up $300 a month because my escrow account is in the negative.
When I called them and asked them why, they said something about my house taxes going up, which is a bunch of crap.
Anyway after further investigation it turns out that there was unpaid house taxes from the previous owners.
I thought that when buying a house from a realtor and going thru a bank that it suppose to be free and clear of any unpaid taxes, etc… This was never mentioned at the closing

I would really value your opinions and hope an objective veiwpoint might help us see more clearly.

We have to choose to stay-put in Maryland or move back to Florida.

My husband lost his job, and can collect unemployment (1st time ever). His skills are all in the construction/roofing trade. There are few prospects right now in either state. He is more familiar with the territory in SW Florida.

I am finished w/ pre-reqs for nursing school and can apply here or in Florida, however if we return to Florida, I pay out-of-state tuition for a year. I was considering taking out the full amount I can on my student loan, in case we need the money to live on.

We can stay here, in our leased home, the owner’s are more than willing to work with us, as this is property long paid for and inherited. However we were paying 1600.00 per month. Heat bills will be upwards of 200.00 till April.

If we move to Florida, we already have a place we foolishly, perhaps, put a deposit on. 500.00 per month, water included. The utility bill would be minimal, 60.00.

We were planning to move back to Florida in 2010, when I was finished w/ nursing school and my husband was going to start a small roofing company.

So, we are trying to be focused and make a wise decision. We can see pros and cons to each decision. So, I’m asking the senior community for advice- thank you and Merry Christmas, Happy Holidays to all.
gramof6 – thanks for the response, I would be attending Edison State College, the school I was attending before moving to Maryland. I’ts essentially a community college, which has been granted permission be State of Florida, to offer various bachelor degree programs, nursing included. I’d complete my RN associate degree 1st, to ensure the capability of earning an income.
Rocksist- interesting comment, the ironic part is, one bad storm, let alone a hurricane and my husband would be assured a job, whether actual physical labor or on the blueprint/estimate end. It’s sad that the misfortune of some (ourselves included) could improve the unemployment in Florida. Residential commercial construction has come to a near dead halt due to the real-estate bubble bursting, none of it had to happen, greed really mucked it all up.
Also in response to some comments/inquiries, no family to speak of, no support system.

Many of the lawyers who insisted on these mortgages for the poor are now seeking damages because their clients lost their houses in a foreclosure.

The court filing states: Had subprime loans been distributed equitably, losses for whites would be 44.5% higher and losses for people of color would be about 24% lower. This assumes, of course, that mortgages should be written by banks with no regard whatsoever with whether the borrowers will be able and willing to pay them back.

If you were givin a house under the community reinvestment act and could not afford to make payments, how in the hell can you sue someone for discrimination?

Can my mom help me and my boyfriend qualify for a home loan?

I am going to school full time, but my bf makes enough for the mortgage and bills. My question is could she help him qualify for a home loan since he doesn’t have much credit, and could I also have my name on the mortgage even though I don’t have an income? My mom already owns her own home, so would we qualify for a first time buyers rebate? I would talk to a lender or real estate agent but in my experience they tend to get very pushy. This is merely an inquiry.

I came home Wednesday night to find the vehicle sitting in my driveway, with the keys, and the registration in it. There wasn’t a note or a message or anything.
I called the finance company and they had told me that the payments where always made on time except for the last three months. I also found out that the registration was three months behind as well as a few tickets on it.
So, I made the payments to the finance company to catch it up. I am taking care of the registration and tickets. As well as added the vehicle to my insurance.
Now I want to protect myself if I am going to take on the financial responsibility of the vehicle.
I am unable to reach my ex and I think that he may have even left the country for a period of time.
The registration lists him or me as the owners of the vehicle. Which is apparently different then if it was listing as him/me.
DMV is telling me that this makes it possible to remove him from the registration of the vehicle with out his signature.
Now DMV will not remove him from the vehicle until he is removed from the loan from the finance company. The finance company is telling me that I need to refinance the vehicle and take on a new loan myself.
O.K. sounds easy enough. Right?
Well, I am trying to refinance the vehicle and nobody will take it until DMV removes him from the registration.
So DMV will not remove him until the finance company does, and the finance company wont remove him until DMV does.
Big problem!
It seems that the only choice I have is to continue paying the loan and keeping him on there as an owner. Once the loan is paid off, I can go to DMV and have him removed.
Now my question is how do I protect myself from my ex just coming over and driving off with the vehicle. Assuming that he has as much legal right to this vehicle then I do.
Is there a way for me to legally take over ownership of the vehicle without being able to contact him? Assuming he has just abandoned the vehicle? At least for now.
Do I as the co-signer have more legal right to the vehicle then he does? What can I do to remove his rights to the vehicle at this point?
