Or does prop. 13 force counties to stick with the original price a buyer paid for the home? I want to take a very small home equity loan out ($5,000), but it may not be worth it if my tax bill goes up 50%.

How does sole ownership vs co-ownership affect my credit rating?

Monday, September 28th, 2009
Justin asked:

My father and I co-own our home. However, my father passed away 5 years ago, and I have not notified nor sent in his death certificate to my mortgage company. If I notify and send my father’s death certificate now, how would this new change of ownership reflect my credit rating since I would become the sole owner of the home? (My credit report has always reflected the loan balance due for my home since we purchased the home.) Would I increase my credit line and increase loan amounts if I decided to get a loan in the future?
BTW, I have good credit. My only debt is my home.

Co-signers rights?

Friday, September 25th, 2009
sfcastrolionmark asked:

Could you help me with this situation? I had co-signed for an ex-lover to purchase a vehicle about three years ago. I haven’t heard from this person in over two years. I came home Wednesday night to find the vehicle sitting in my driveway, with the keys, and the registration in it. There wasn’t a note or a message or anything.
I called the finance company and they had told me that the payments where always made on time except for the last three months. I also found out that the registration was three months behind as well as a few tickets on it.
So, I made the payments to the finance company to catch it up. I am taking care of the registration and tickets. As well as added the vehicle to my insurance.
Now I want to protect myself if I am going to take on the financial responsibility of the vehicle.
I am unable to reach my ex and I think that he may have even left the country for a period of time.
The registration lists him or me as the owners of the vehicle. Which is apparently different then if it was listing as him/me.
DMV is telling me that this makes it possible to remove him from the registration of the vehicle with out his signature.
Now DMV will not remove him from the vehicle until he is removed from the loan from the finance company. The finance company is telling me that I need to refinance the vehicle and take on a new loan myself.
O.K. sounds easy enough. Right?
Well, I am trying to refinance the vehicle and nobody will take it until DMV removes him from the registration.
So DMV will not remove him until the finance company does, and the finance company wont remove him until DMV does.
Big problem!
It seems that the only choice I have is to continue paying the loan and keeping him on there as an owner. Once the loan is paid off, I can go to DMV and have him removed.
Now my question is how do I protect myself from my ex just coming over and driving off with the vehicle. Assuming that he has as much legal right to this vehicle then I do.
Is there a way for me to legally take over ownership of the vehicle without being able to contact him? Assuming he has just abandoned the vehicle? At least for now.
Do I as the co-signer have more legal right to the vehicle then he does? What can I do to remove his rights to the vehicle at this point?

I have a judgment against my ex husband for child support?

Thursday, September 24th, 2009
mommy’s angels asked:

My ex cosigned a loan w/someone and that person defaulted. Now my ex was served foreclosure papers. Could I go after my ex for my judgments? My ex is not listed as the owner of the home, only the co-signer in the loan. My judgment is for past child support that was never paid.
I need to also add after reading some answers. My ex makes over 6 figures…yes 6 figures! He lives in FL and I cant put a judgment on his million dollar home because of the laws in Fl. I have tried to garnish his pay for the past judgments and he dragged me to court that I COULD not afford it. And yes, my kids and I were homeless for about 6 months…while he purchased his million dollar home. So, I am trying not to seem like a harsh person, but all I want to know is can I go after him for this.

Should home loans be guaranteed by the U.S. gov’t if the entire market falls?

Wednesday, September 23rd, 2009
music zone asked:

Anyone today would be insane to buy a house knowing it could fall at any time. Home prices have fallen, but they could fall much, much further. In the early 1990s, a typical 2,000 sq ft. house cost in my area was $89,000 vs. $220,000 today. The price to build a house, minus permits, restricted number of contractor licenses and special laws, is very cheap, especially with the illegal labor used. A 2,000 sq ft site-built house could be built in a free market for $50-$60K today. I know someone who just built one for $40k using illegal labor. If the U.S. gov’t doesn’t back today’s home loans for buyers of resale houses, 95 percent of all houses on the market could fall into default, since these properties could not be sold for what was paid + home equity loan due. If that happened, the U.S. economy may collapse as an entire new class of homeless would arise. Should a U.S. gov’t guarantee be put in place for home resale loans?
If we cut the legs out from homeowners, it will probably work out in the long run. In the short run however, all the baby boomers will wind up on gov’t welfare as they will have to use their retirement to pay for their over-inflated mortgages. No retirement money left for retirement. X Y gens will have to foot the bill for this (or have to warehouse your parents). As Keynes said: In the long run, we are all dead.
