pinkkidsclubbing asked: I just recently got a pre-approved loan from Wells Fargo for up to a 125,000 dollars. That means I am approved right. They are putting me in a CHIPS program or ACORN program. Has anybody heard of those programs. My % rate is 7 . Is that bad?

Randy T asked: I am a first time home buyer. I have a house already ready to purchase for 204k. I will be putting 20 percent down and I will be needing approximately 163k. I am trying to go through Wells Fargo or Wachovia for the home loan because I was denied from the other mortgage company because I had 3 credit lines and they need 4 credit lines to be approved.
How many credits lines is required for wells fargo or wachovia to qualify?

kiet v asked: My wife and I are shopping around for a home loan soon. I would like to know base on the info below, what kind of rates and loans are available for us. Thank a lots for all the help guys.
-First time buyer
-No debt
-joint application (my wife and I)
-I make about 75k a year, and my wife make 45k a year.
-My credit score is around 680-700 and my wife score is 740-760
-It’s a 250,000 house and we will put 20% down payment.
-I work for same company for 6 years and my wife just started her career 1 year ago.

dgmotley asked: here is the situation. i found an apartment on clist. its 825 a month. however, it has no dishwasher or central air. im gonna try to talk him down to like 750. i make about 2200 a month. my girl brings home an extra 800. when i talked to the owner, he said i can give him 825 now and he would give me the key. then i just pay another 825 in august. the problem is that i want to finish paying the current bills now. because last thing i need is to move and be nickel and diming it for the winter. the cell phone bill is 277 bucks. i want to pay that off right now and i need to pay my insurance and student loan. i feel like i need to hop on this offer now.before someone else gets it. we dont have a lot of money saved but i know if we cut back on stuff, w e can afford it. i would prefer to move in aug or sept. but im not sure if he will let me. he may be in a rush to have someone move in now

odone asked: Summary: I am being harassed by a customer and need advice/help
I work for a financial company as the second in command next to the owner however I do not own this Company, I am simply an employee there.
I have a customer who started out being a great person to work with. This customer was in the process of acquiring a loan however mid-way through, the customer’s credit dropped to where we could no longer continue with the loan offer. We offered an other type of loan and this customer was thinking it over. A couple weeks went by, the borrower decided to not pursue the loan and then out of no-where starting harassing me making all these false accusation (the customer is – like most – suffering from financial distress and I feel this person is taking it out on me). This person now emails me obsessively with threats, completely out of line and unprofessional comments, and clearly has lost all his marbles. It’s pretty much a Mr Jekyll and Mrs Hyde situation and although I have stopped responding to his crazy and notoriously erroneous emails as it gets us nowhere, he has now found my home phone number and my address. He has only called and hung up thus far but with these crazy person threats I’m afraid of what he may do, we are certainly not dealing with a sane person at this time and this person is now taking it to another level by bringing it to my home. The owner of the Company and the Company’s Attorney feel that there is no issue at hand since we did nothing wrong and therefore they do not feel the need to contact this person or have time to get involved – I believe they don’t understand the magnitude of the situation now.
Any advice on how I can get this crazy person to stop harassing me with ridiculous threats, can/should I get the police involved?

Our problem is..my husband’s credit is great. He is at about 730 with only 3,000 in credit card debt. I myself have bad credit at 500. I am going to try to clear off some of my issues…but I wanted some advice about a home loan.
He makes about 90,000 a year and with his good credit, I think he would be able to obtain a ok loan by himself. I was wondering if I should include myself with the loan. I make about 30,000 but with my credit, I am thinking that it would be better if he applied alone.
Any advice is greatly appreciated.

Q:Can Financial Center Leader take a Loan application from a buyer when someone wants to buy a house and apply for home purchase loan, or only Loan Officer can take the Loan Application?

sookie sookie asked: A couple of years ago, when the housing market was strong, my friend purchased some real estate and offered me the tax claim on a house in San Diego as long as I lent my name (I had great credit) as buyer to help him get the loan. The deal was I put my name on it, he makes all the payments and the property gets rented out. I never imaged he would miss three payments in a row and not tell me, but that is exactly what happened and now my credit score sank, my credit card APRs rose to 30%, and I can’t refinance my home which I despereately need to do because if things are going the way they’re going, my adjustable rate mortgage is going to knock me on my **** within 1-2 years. I know it was a stupid move to do business with him NOW but I really need advice on what kind of options I have. What can I do to UNDO the damage done to my credit?
Seriously, I had no idea it was fraud!?!?! A CPA even said there were no problems with my situation. How can this be? I really am confused, naive is more like it. I did not see any wrong in it and the people involved assured me it was okay. I mean, if the CPA is applauding this, how would I ever know it was wrong? And people, I am not going to foreclose or take surplus money of any kind. I take on more jobs to make expanding ends meet and don’t **** out of my situations. I just wanted to know if there were legal loop holes that could be found to sort this out, as I **** that it was my friend who missed payments–not me. Does that even matter?

JJ C asked: I want to borrow about $30k-$40k to buy a barbershop that is for sale. The barbershop is already making money, the owner is just retiring.
I am not a barber nor have i ever owned a business before. My only experience is renting out a home that I own. Which is similiar to a barbershop, which has stations and stylists pay per week/month to rent out the stations. I would be an absentee owner.
My question is…What are the chances a lender would loan me the money? Also where is a good place to start?
